Needs Analysis:
We'll sit down with you over coffee to help determine your goals. We'll start by getting a feel for what you are trying to accomplish and in what time frame. We'll give you an initial objective analysis of the market and how well you are positioned.
Comparative Market Analysis:
After determining your needs we'll provide you with an extensive market analysis to include homes sold, current listings and an analysis of other variables that will help determine a listing and sales price for your home.
Marketing Strategy:
Every home is unique and requires a unique marketing effort. During our consultation we will agree as to the best overall marketing program to achieve the desired results in the fastest possible time.
Consultation and Walkthru:
When both parties decide to work together our firm will do a walkthru of your home. The goal is to determine what steps need to be taken to meet the agreed upon sales goals. This consultation can include a presentation from a company that stages homes and or an appraisal. We'll explain how to show the home to maximize each showing/sales opportunity.
Showing Feedback:
Our firm is diligent about communicating what realtors and potential buyers are telling us after showings. We'll consult with you regarding the feedback and offer marketing adjustments when appropriate.
The Offer and Negotiation:
Once we receive an offer or offers, we will again consult with you. A response strategy will be implemented to meet your selling goals.
Contract:
Once the offer is accepted we have a valid contract. Our firm will make sure you and the other party meet the dates and committments on the agreement to protect your interests along the way to closing.
Closing:
Prior to closing we will make certain that all parties are "proceeding" to a successful closing. We will handle any questions, concerns, challenges and issues that arise prior to closing. At closing we will ensure that all documents are reviewed for accuracy and compliance.
